Winston-Salem Neighborhood Guide – Brookberry Farm

What used to be an over 800-acre country estate and dairy farm has now become one of the most sought-after neighborhoods, not only in Winston-Salem, but in the entire Triad region of North Carolina! It’s known as Brookberry Farm, and it’s a desirable area for several reasons.

Location

You all know the famous real estate adage, right?

Q: What are the three most important considerations when buying a home?

A: 1)Location, 2) location, and 3) location.

Brookberry Farm has a great location! It’s situated on the far west side of the city, so if you want to get out to wine country it’s an easy jaunt, but you’re still only 15 minutes from downtown’s attractions and conveniences. Also, several restaurants and grocery stores are only five minutes away, which adds to the neighborhood’s desirability.

Sense of Community

Brookberry Farm has developed a great sense of community! They host lots of community-wide events like food trucks and live music at their different parks and pavilions, which bring the neighbors together and contribute to a strong feeling of fellowship.

Schools

The schools that serve Brookberry Farm are highly-rated and very popular. You can feel great about sending your kids to school if you choose to live in this area.

Homes

Construction started here in 2005, but new homes are still being built, and you can choose between custom and semi-custom floor plans. Building has been going at a slow, steady pace, and plenty of space is still left to be developed. It’s definitely an upscale community; the price point for the beautiful homes here ranges from the upper 400Ks to one million-plus.

Community Amenities

The gathering and activity-centered community amenities here are truly world-class! We’ll talk about the homes and amenities in Brookberry Farm’s four different sections: the main section, The Village, Walnut Ridge, and The Oaks.

Amphitheater – The amphitheater is an original structure that has been restored. It can be reserved for gatherings, it features an outdoor fireplace and attractive furnishings, and it’s right next-door to the clubhouse, which is also a great place to hang out and which you can also reserve for activities. The whole area is surrounded by green space and beautiful, mature trees.

Historic Barn – This is another original structure which has also been thoughtfully restored. It’s a lovely space that you can also reserve for any private or community functions.

Aquatic Center – Not only does the Aquatic Center feature an Olympic-sized swimming pool, but it also has a section for diving and a wading pool perfect for young kids who aren’t strong swimmers yet. It offers plenty of space and seating for socializing. The pool is situated right near a lake, tennis courts, and a walking trail that leads to a playground and community park. The whole area has preserved an aura of peace, tranquility, and natural beauty.

Gathering – The Village at Brookberry Farm

The houses in a little subsection of the greater Brookberry Farms neighborhood called “The Village” were designed to have that old, Southern feel. They have wide front porches and are centered around three large parks and a garden. The Village has its own amphitheater as well, featuring outdoor fireplaces and a bocce pit.

Walnut Ridge

The homes in Walnut Ridge are classified as “cluster homes” and “villas.” They have a smaller footprint than the homes in the neighborhood’s main section, but they are well-sized and very attractive.

The Oaks

The Oaks is one of the newest sections of Brookberry Farm, and it’s still under development. It’s going to feature a large community park and a walking trail that leads to the Aquatic Center and tennis courts going in one direction and another park in the other direction.  The Oaks is also going to have the most varied lot sizes in the entire community. Here, you can get lots that range from a quarter-acre all the way up to two acres.
